Routine Inspection Guide for Tenants
Routine inspections are conducted approximately every three months and serve to provide the property owner with a detailed report on the property's maintenance and condition. Additionally, it aims to identify necessary repairs and make recommendations to ensure the property's upkeep.
During the inspection, photographs or videos will be taken to document any required repairs, the overall property condition, as well as the front and back grounds.
Inside the Property
· Wall Surfaces and Doors: Ensure walls, light switches, doorways, and doors are free from marks or damages.
· Carpets: Ensure carpets are clean and free of stains.
· Windows and Screens: Check that windows and screens are clean and undamaged.
· Kitchen Area: Ensure cleanliness, especially the oven and stove, which should be free of burnt-on food and carbon staining.
· Bathroom and Laundry Areas: Verify cleanliness and proper condition of showers, bathrooms, toilets, and tiling.
· Accessibility: Ensure all areas and rooms are fully accessible and not locked.
Outside the Property
· Lawns and Gardens: Maintain lawns, ensuring they are freshly cut, edged, and well-kept. Keep gardens tidy and presentable by removing weeds.
· Rubbish Removal: Remove any rubbish or lawn clippings from the property.
· Vehicle Area: Ensure no unregistered car bodies are on the property and remove oil stains from carports, garages, and driveways.
· Accessibility of Spaces: Ensure all areas, including garages and storerooms, are accessible for inspection.
If Pets are Permitted:
· Pet Waste: Ensure any droppings from approved pets are picked up and removed.
· Pet Damage: Repair any pet-related damages and clean up any scattered rubbish.
· Restraint During Inspection: Properly restrain all dogs to ensure safety during the inspection.
