Changing property managers is usually less work than owners expect. Your tenants stay put, their tenancy agreement carries on as it is and the bond stays lodged with Tenancy Services. The real change is who looks after the property day to day. This guide walks through the process from making the decision to the first few months with a new manager.Take stock of how things are going nowBefore you make any decisions, have a look at what you are getting from your current manager. Read back through your recent statements and inspection reports. Think about how quickly your calls and emails are answered and whether you hear about problems before or after they become expensive. Write down what is working as well as what isn’t. It makes comparing managers much easier later on.Common reasons owners moveOwners usually have more than one reason for wanting a change. The common ones are slow or patchy communication, maintenance jobs that drag on, rent arrears that aren’t followed up, fees that are hard to make sense of on the statement or a property manager who changes every few months. Sometimes nothing has gone badly wrong and the owner simply wants a different level of service. Knowing your own reasons tells you what to ask about when you talk to other managers.Research potential property managersStart with Google reviews and look for comments from both owners and tenants. Find out how long the company has been operating and whether they manage properties like yours in your area.Ask how they keep on top of the Healthy Homes Standards, which every rental in New Zealand has had to meet since 1 July 2025. A good manager will be able to explain where your property sits and what records they keep.

Questions to askWhen you meet with potential managers, it helps to go in with a list. These are a good starting point:• What is the management fee and what other charges will appear on my statement, such as advertising, credit checks or Tenancy Tribunal attendance?• How do you screen tenants?• How often do you carry out routine inspections and can I see a sample report?• How is maintenance handled and is there a dollar limit you can approve without checking with me?• Who will be my property manager and how many properties do they look after?• How do you handle the handover from my current manager? How clearly the answers are given will tell you almost as much as the answers themselves.Give notice to your current managerCheck your management agreement for the termination clause and notice period before you do anything else. Most agreements ask for notice in writing and many set a minimum period. Keep the letter short and polite and confirm the end date. There is no need to explain or argue. A professional handover is in everyone’s interest, including yours. Your new manager can also draft this for you.Get the handover documents togetherYour new manager needs a complete file to pick up from. Ask for:• the current tenancy agreement and any renewals or variations• the bond lodgement details• the ingoing inspection report and photos• recent routine inspection reports• the rent ledger showing payments and any arrears• the Healthy Homes compliance statement and supporting records• smoke alarm and other compliance records• maintenance history and any warranty details• keys, remotes and access codes• tenant contact detailsMany managers will request these from the outgoing manager for you once you have signed with them, leaving you to do nothing .Hand over to the new managerOnce you have signed with your new manager, a few things need to happen. Your tenants are told in writing who is managing the property now, where to pay the rent and who to call for repairs. The bond record at Tenancy Services is updated using their change of landlord or agent form. Rent payments are redirected to the new manager’s trust account. This is also a good time to sit down with your new property manager and talk through how often you want to hear from them, what they can approve without you and any plans you have for the property

Follow up in the first few monthsCheck in with your new manager after the first month and again after the first routine inspection. Read the first statement carefully to make sure it looks the way you expected. Teething problems are much easier to sort out early on.Changing property managers doesn’t need to be stressful and your new manager will normally help guide the process every step of the way. Switching Property Managers in New Zealand: A Step-by-Step Guide

A vertical full-length photograph of a landscaper actively clearing and removing yard debris, holding a rake and standing in a freshly cleaned garden space. The composition captures the person from head to toe against a backdrop of completed cleanup work—cleared beds, organized material piles, and prepared soil. Afternoon sunlight casts clear shadows emphasizing the work completed. The professional wears work clothes and demonstrates physical capability and attention to detail. The before-and-after contrast is visible with cleared areas showing potential for new plantings. The image demonstrates the essential preparation and maintenance services that support garden transformation.

Spring is the most useful maintenance window in the calendar for a rental property. Winter has just shown you where the weak points are, the ground is drying out, tradespeople are not yet booked solid and the letting market is about to pick up. Everything you do now costs less and disrupts less than the same job done in the middle of winter. Here is what we look at across our portfolio as the weather turns and what we suggest owners think about for their own properties.

Start with what winter left behindAuckland winters are wet rather than cold, which means the damage they do is usually moisture rather than frost. Walk the property with condensation in mind. Look at the bottom corners of windows, the wall behind wardrobes, ceiling corners in bedrooms and the wall around the shower.Black spotting in those places is a sign that moisture is being generated faster than the house can get rid of it. Sometimes that is how the property is being lived in and sometimes it is a fan that has stopped working, a range hood venting into the ceiling space or a bathroom window painted shut. It is worth knowing which, because under the healthy homes standards ventilation is the landlord's responsibility. Every habitable room needs an openable window and kitchens and bathrooms need an extractor fan that vents outside. If mould has taken hold on a surface, clean it properly now rather than painting over it. Painted-over mould comes back through the paint by the following winter.Clear the gutters, downpipes and drainsThis is the least interesting job on the list and the one that causes the most expensive damage when it is skipped. A blocked gutter overflows down the cladding, gets in behind it and rots framing you cannot see.Efficient drainage, guttering and downpipes are part of the healthy homes standards, so this is not just good housekeeping. While the gutters are being cleared, have someone check that downpipes actually discharge into the stormwater system rather than onto the ground next to the foundations. Gully traps should be clear and sitting above ground level. If the property has an enclosed subfloor, a look underneath for standing water or a torn ground moisture barrier is worth the trouble.

Wash the outside downA season of damp leaves moss and mould on cladding, fences, paths and driveways. Two reasons to deal with it in spring. The first is that a slippery path is a genuine hazard and a claim waiting to happen. The second is that moss holds water against surfaces and shortens the life of paint, timber and concrete.A house wash and a treatment on the hard surfaces is a modest spend that protects a much larger one. While the property is clean, take a proper look at the paintwork, the window joinery and any exposed timber. Repainting a weatherboard before it starts to fail is maintenance. Repainting after it fails is a repair, plus the carpentry that comes with it.

Deal with the trees before summerTrees put on their growth over the next few months, so this is the moment to get ahead of them. Branches touching the roof lift tiles and drop debris straight into the gutters, roots find drains and hedges on a boundary become an argument with the neighbour if nobody prunes them.Who does the routine work depends on the tenancy agreement. Tenants are generally responsible for keeping the grounds reasonably tidy, mowing and weeding, while anything that needs a ladder, a chainsaw or a contractor sits with the owner. If your agreement is vague on that point, spring is a sensible time to make sure everyone knows where the line is, before the grass takes off and the expectations differ.Service the heating while nobody needs itHeat pumps get used hard from May to August and then ignored. A filter clean and a service now means the unit is working properly and efficiently before next winter and you are not joining the queue on the first cold week of the year when every technician in Auckland is booked. The same applies to the wider healthy homes picture. Insulation settles and gets disturbed by anyone working in a ceiling space, so it is worth confirming that it is still in place and still at the required depth. Draught stopping is easier to assess in mild weather when you are not chasing the obvious cold spots.Check the safety items while you are thereIf you are visiting the property anyway, cover off the things that matter most and take the least time. Working smoke alarms are the landlord's responsibility to install and maintain. Tenants need to know to tell you if one is beeping or faulty. Check the alarm expiry dates rather than just the batteries, since photoelectric alarms have a ten year life and then need replacing outright. It is also a good time to confirm your insurance is current, that the policy still reflects how the property is used and that your tenants have been given the insurance information they are entitled to.

Then think about presentationSpring and early summer are the busiest months for tenant movement. Properties look better in the sun, photograph better and attract more enquiry and a tenancy that starts in spring tends to run into a settled period rather than straight into a wet winter. If your property is coming up for re-letting, the small things carry more weight than owners expect. A tidy garden, clean windows, fresh mulch on the beds and a front door that has been washed change how a property reads at a viewing. They also change who applies, which matters more over the length of a tenancy than the rent does.A short spring list

Look for condensation and mould, then confirm every extractor fan works and vents outside

Clear gutters, downpipes, gully traps and drains

House wash the exterior, then treat the paths and driveways

Prune trees back from the roof, gutters and boundaries

Service the heat pump and check insulation is still in place

Check smoke alarm expiry dates and confirm insurance is current

Tidy the garden and the entrance ahead of any viewings One more thing worth remembering. If you manage the property yourself, entry rules still apply. Inspections need at least 48 hours' notice and maintenance visits need at least 24 hours, with entry between 8am and 7pm. Most tenants are happy to have work done. It is the notice that gets missed.

If you would rather not spend your spring on ladders and phone calls to contractors, this is the work we do for owners every day. Preparing Your Property for Spring

Bright, staged rental apartment interior with clean hardwood floors, neutral furnishings, and natural afternoon light

Exploring rental properties on the North Shore is an exciting venture, but it requires some preparation and knowledge. The North Shore offers a diverse range of rental options, from cozy apartments to luxurious beachfront homes. Whether you're moving for work, study, or a change of scenery, understanding the local rental market can make your search smoother and more efficient.

Understanding the Market

The North Shore rental market is dynamic and competitive. Demand is high, especially during peak seasons, so it's essential to act quickly when you find a property that suits your needs. Researching current rental prices and trends will give you an edge. Websites and apps that focus on local listings can provide up-to-date information on availability and pricing.

Consider the location's accessibility to public transport, schools, and amenities. Areas closer to the coast may come at a premium, while properties further inland might offer more space for your budget.

Types of Rental Properties

Apartments and Condos

Apartments and condos are popular choices on the North Shore, particularly for those looking for low-maintenance living. These properties often come with amenities such as gyms, pools, and secure parking, adding value to your rental experience.

Houses and Townhouses

For those needing more space, houses and townhouses provide a variety of options. These properties are ideal for families or individuals who desire a garden or extra bedrooms. Keep in mind that maintenance and utility costs can be higher for larger properties.

Rental Process and Tips

Securing a rental property involves several steps. First, ensure your financial documentation is in order, including proof of income and references. This will make the application process smoother and faster.

Inspect the Property: Always inspect the property in person if possible. Photos can be misleading, and seeing the property will allow you to assess its condition and surroundings.

Understand the Lease: Carefully read the lease agreement, noting the terms related to rent increases, maintenance responsibilities, and termination conditions.

Negotiate: Don’t hesitate to negotiate terms with the landlord, especially if the property has been on the market for a while.

Local Insights and Community

Engaging with local communities on social media or local forums can provide valuable insights into the neighborhood. Residents can offer firsthand experiences about living in the area, including tips on the best schools, restaurants, and hidden gems.

Participating in local events and activities can also help you integrate into the community and make your new place feel like home.

Exploring rental properties on the North Shore can be a rewarding experience with the right approach and preparation. By understanding the market, knowing what type of property suits your needs, and engaging with the community, you can find a place that truly feels like home.

Exploring Rental Properties on the North Shore: What You Need to Know

Manager reviewing detailed compliance checklist at modern office desk with natural window light

A new report looked at 348 Tenancy Tribunal decisions from January – May 2026 involving the Healthy Homes Standards, and the results are worth knowing. The headline numbers

Landlords lost 73% of cases where Healthy Homes was the main issue

Heating and ventilation claims: landlords lost all 17

Exemplary damages were awarded in 61% of cases, averaging $4,155 (highest: $31,434)

The real risk? Paperwork, not property condition

Landlords most often lost not because their property was in worse shape, but because they couldn't produce the right records. A few key findings:

Missing or inaccurate Healthy Homes compliance statements significantly hurt outcomes; an inaccurate one was worse than none at all.

Once notified of an issue, delays in fixing it counted heavily against landlords, even on otherwise compliant properties.

Flagging a problem in an assessment and not acting on it was treated as proof the landlord knew, the most common basis for a serious breach finding.

No compliance statement at all: landlords lost 54% of the time.An inaccurate one was worse: a 78% loss rate.

Where assessment age came up as an issue, the loss rate nearly doubled compared to cases where it didn't.

The Tribunal expects more from professionals, which is exactly the standard we hold ourselves to.

What worked: current, independent assessments, clear records of prompt responses, and photo evidence of property condition at move-in. Together, a strong independent assessment plus weak evidence from the tenant accounted for more than three-quarters of successful landlord defences. What this means for youThis is exactly why we manage your compliance, communication, and maintenance response the way we do, it's built around this data. You don't need to track any of this yourself. Two things worth knowing

If your Healthy Homes assessment is nearing or past a couple of years old, it's due for reinspection. Your property manager will reach out when it's time. No action needed now

When we come to you for approval on a Healthy Homes repair, a quick "yes" matters. Speed of response is what the Tribunal weighs most heavily.

What 348 Tribunal Cases Tell Us

Property owner standing in apartment reviewing digital tenant screening dashboard on laptop showing applicant information

What Auckland landlords actually need to know about screening tenants
Picking a tenant is the single biggest decision you'll make about your rental. Get it right and you might not hear from the property for years. Get it wrong and you're looking at rent arrears, a Tenancy Tribunal application and a property that needs work before it can go back on the market. The tricky part is that screening in New Zealand has changed. The Privacy Commissioner released specific guidance for the rental sector and a lot of the questions landlords used to ask as a matter of course are now off the table. Plenty of private landlords are still using application forms written before any of that came in.

Here's where things stand.
Ask for less than you think you canThe Privacy Commissioner's position is that you only collect what you actually need and only at the point you need it. That means at the initial application stage you're limited to the basics: name and contact details, proof of identity, confirmation the applicant is over 18 and how many people will be living at the property. You can also ask about pets and smoking, but only if there are restrictions at that property. If the tenancy is fixed-term, you can ask whether they have the legal right to remain in New Zealand for the length of it.What you can't ask about: relationship or family status, religion, political views, ethnicity, disability or illness, or age beyond confirming they're an adult. You also shouldn't be asking for employment history (current employment is fine), social media profiles, or bank statements showing how someone spends their money. That last one catches people out. Wanting to know a tenant can afford the rent is reasonable. Reading through three months of their transactions is not.Proving they can payYou're entitled to evidence someone can meet the rent. A credit report plus one other form of proof is the accepted standard — payslips, a letter from an employer or Work and Income, or a record of rent paid in a previous tenancy.Credit checks and criminal record checks both need written consent and the guidance is clear that you should only be running them once you're actually negotiating an offer with that applicant. Not on everyone who turns up to the open home.

References are still the best signalNothing in a credit file tells you what someone is like to rent to. A previous landlord will.Ring them. Ask whether rent was paid on time, how the property was left, whether there were complaints from neighbours and — the question that gets the most honest answer — whether they'd rent to that person again. If you're offered a mobile number for a "previous landlord" that turns out to be the applicant's mate, you'll usually work it out within thirty seconds of the call. It's also worth searching Tenancy Tribunal orders on tenancy.govt.nz. Decisions are public and a history of arrears or damage orders will show up there, though it is important to note that some orders have name suppression and if they have recently had issues or been evicted it likely won’t show up yet.Treat everyone the same wayDiscrimination in tenancy isn't just a bad look, it's unlawful under the Human Rights Act. The protections cover race, sex, family status, disability, age, religious belief and employment status, including whether someone receives a benefit. The practical protection here is process. Use the same application form, ask the same questions, apply the same criteria and write down why you chose the applicant you chose. If a decision is ever challenged, a consistent process is what you'll be relying on.Also worth knowing: applicants can request the personal information you hold on them and you need to be able to produce it. Which is a good reason not to keep informal notes you wouldn't want read back to you.

Where a property manager fits inScreening is time-consuming and the compliance side of it has become genuinely technical. That's the main reason a lot of Auckland landlords hand it over.A property manager will already have access to credit reporting, a reference-checking process that's been run hundreds of times and application forms that reflect current privacy guidance rather than something copied off the internet in 2018. They're also doing this at volume, which means they've seen the patterns — the reference that doesn't quite stack up, the story that shifts between the viewing and the application.A workable processIf you're doing it yourself, keep it simple and keep it consistent:

Collect only the basics on the application form

Get written consent before running any credit or criminal record check

Get the tenant to supply evidence of ability to pay rent. Don’t specify exactly what method this should be, but use examples such as a payslip, employer letter or Work and Income confirmation.

Phone at least two references, including the most recent landlord

Search the Tenancy Tribunal database

Record your reasoning for the applicant you selected

Six steps, done the same way every time. The bottom lineGood screening isn't about digging up everything you can find on someone. It's about asking a narrow set of the right questions, verifying the answers properly and treating every applicant the same. Do that and you'll pick good tenants without exposing yourself to a privacy or discrimination complaint along the wayIf you'd rather not manage it yourself, that's what we do. Expert Insights on Tenant Screening in Auckland: What Landlords Should Consider

Owning a rental property is one of the smartest investments you can make, but managing it yourself? That's where things can get complicated. Many landlords choose to self-manage their properties to save on management fees, but what looks like a cost-saving decision on paper often ends up costing far more in time, stress, and missed opportunities. At The Rent House, we've seen it all. Landlords who've saved a little on fees but lost thousands in avoidable mistakes. Here's a closer look at the true cost of DIY property management.1. Your Time Is Worth More Than You Think Managing a rental property isn't a "set and forget" task. Between tenant enquiries, maintenance requests, rent collection, inspections, and paperwork, self-managing landlords can spend hours every week on property-related tasks. If your time is worth even $50 an hour, and you're spending 5+ hours a week managing your property, that's $250 a week or over $13,000 a year in time you could be spending elsewhere. And that's before anything goes wrong.2. Vacancy Periods Add Up Fast Professional property managers have access to wider marketing channels, established tenant databases, and faster turnaround times when it comes to filling vacancies. DIY landlords, on the other hand, often face longer vacancy periods simply due to limited reach and slower response times.Even a two-week vacancy on a property renting for $600/week means $1,200 in lost income money that's gone for good, no matter how you manage the property afterward. Many tenants seek to solely rent through a management agency, either from having been burnt by a private landlord in the past who has not upheld their responsibilities or because of fear of being caught in this trap. By renting a managed property tenants can have faith that they are renting a property that is going to meet the required standards and have an independent buffer to go to for any issues that arise.3. Getting the Rental Price Wrong Pricing a rental property is part art, part data. Set the price too high, and you risk longer vacancies. Set it too low, and you're leaving money on the table every single week.Property managers with market experience know how to price competitively based on real-time data, something that's much harder to get right without access to the same tools and market insights.4. Compliance Risks and Healthy Homes Standards New Zealand's rental laws, including Healthy Homes Standards, are detailed, and they change. Self-managing landlords are responsible for staying on top of every requirement, from insulation and ventilation to smoke alarms and moisture control.Non-compliance can lead to significant fines and legal disputes. A good property management company keeps you compliant automatically, reducing your risk and liability.5. Dealing With Difficult Situations Alone Late rent payments, property damage, difficult tenants, disputes over bond refunds, these are all situations self-managing landlords have to handle personally, often without legal backup or experience in tenancy law.Property managers act as a buffer between you and these situations, handling disputes professionally and in line with the Residential Tenancies Act protecting both your investment and your peace of mind.6. Maintenance Costs Without the Right Network Without an established network of trusted tradespeople, DIY landlords often pay more for repairs and maintenance, or face delays finding someone reliable. Property management companies typically have long-standing relationships with contractors, which can mean faster service and better rates. The Bottom Line DIY property management might look like the cheaper option upfront, but when you add up lost time, longer vacancies, pricing mistakes, compliance risks, and maintenance costs, the real cost often outweighs the management fee you were trying to save.At The Rent House, our experienced team brings over 200 years of combined property management experience to protect and grow your investment, so you don't have to navigate it alone.Ready to see what expert property management could do for your investment?📞 Call us on 0800 900 111 ✉️ Email info@renthouse.nz 🌐 Visit renthouse.nz to request a rental appraisal today.
