What's Different About Managing Property Here
•       Apartments come with a second rulebook. Body corporate rules, levies, subletting restrictions and building compliance all sit alongside the tenancy and have to be managed together.

•       The Auckland Grammar and Epsom Girls' zones are a significant rent driver through Epsom and parts of Remuera.

•       Pre-1930s villas and bungalows need careful Healthy Homes work — underfloor and ceiling insulation retrofits in particular — and heritage overlays can restrict what's permitted.

•       The CBD and student-adjacent stock runs on a hard seasonal cycle tied to university intake. Listing at the wrong point in that cycle costs weeks.

•       Parking is a genuine rent variable, not a nice-to-have. In the CBD and Ponsonby a secure park can be worth a meaningful weekly premium.
