What's Different About Managing Property Here
•       Bush properties need a specific eye. In Titirangi, Waiatarua and Laingholm, moisture, leaf-fall in gutters, deck rot and retaining walls are the recurring issues — routine inspections here look different from a Henderson inspection.

•       Ventilation compliance is harder on damp, shaded bush sites. Meeting the Healthy Homes standard on paper isn't the same as a property that stays dry, and tenants raise it either way.

•       Hobsonville Point and Westgate new builds come with covenants and body corporate conditions that constrain what a tenant may do — these need to be reflected in the tenancy agreement, not discovered later.

•       The Western Line through Henderson, Sunnyvale, Glen Eden and New Lynn is a genuine leasing advantage and should be in the listing.

•       Kauri dieback obligations apply on some bush sites, and tenants need clear guidance on tracks and hygiene stations.
